If you are a in full time education you will not have to pay council tax, an exemption certificate can easily be obtained from the university online portal and must be submitted to Bed Student Rentals or your landlord on request


To access your Council Tax Exemption Certificate, follow these steps:

• Type the address https://portal.chester.ac.uk into your web browser.

• You’ll be prompted for your username and password. Your username is your student number, and your password is your usual University Network Account password.

• Click the red ‘eVision’ tile to begin.

• You’ll be asked to sign in again to protect your personal data. Use the same username and password as before.

• Once you’ve signed in, click the “Student Homepage” tab.

• If you click on the open option, you’ll be presented with the PDF version of the certificate that you can print. You can also save the file if you wish. 

A guarantor is someone who agrees to pay your rent if you don't pay it, for example a parent or close relative. If you don’t pay your landlord what you owe them, they can ask your guarantor to pay instead. If your guarantor doesn’t pay, your landlord can take them to court. Your landlord might want to check your guarantor is able to pay the rent in the same way they've checked your ability to pay. For example, by carrying out a credit check.

Typically, our tenancies start at the beginning of August, however some will start in September and all will end middle to the end of June.

While you can’t repaint the walls when you move into your new room, it’s still possible to add your own sense of style. For instance, as long as they don’t leave marks on the walls after you move out, you can put pictures and posters up that make you feel more at home.

All our rentals are professionally cleaned in between tenants.

If you are in a Bed Fully managed property you would collect your keys directly from our office. If you are in a let only property your landlord will be in contact before the start of the tenancy to arrange the collection of your keys.

Smoking which includes the use of all e-cigarettes and vaping is not permitted in any part of the house.

Unfortunately not, naked flames are not permitted anywhere within the property.

At Bed Student Rentals, we have a strictly no-pets-allowed rule in the rooms, flats and house that we let.

While the buildings themselves that house student rooms are insured tenants are welcome to take out contents insurance to protect their personal belongings against loss if they wish.

We understand that large bills out of the blue can cause havoc on student budgets. As a result, 99% of the properties that we let have all bills included. This can include crucial utilities like electricity, gas and water, but also student essentials like dependable Wi-Fi for streaming and surfing online.

While some of the properties we let request a deposit before you move in others will accept a personal guarantee from a person of responsibility like a parent or guardian. If you see a property you like, you can ask for further information on deposits.

Whether it’s a building feature like a window or door, or an item of furniture that is included in the rental property’s inventory, when damage occurs, it’s important to report the incident immediately. Depending on the type of rental you have chosen, either inform our team at Bed Student Rentals or your landlord that something is broken.

As standard, your room will have a bed, chair, chest of drawers, desk and wardrobe, and in some cases more.
